    The most memorable moment of my conversation with Dan Oltersdorf wasn't about AI, centralization, or any of the trends shaping multifamily right now. It was when I asked him where the biggest opportunity is. His answer was something almost everyone in the industry already knows but very few actually live by: Lease the asset, preserve the asset, collect the rent. I just couldn’t do my job well without really understanding how they operated. That's what genuine customer partnership produces: expertise that becomes indistinguishable from ownership.
