Dan Lewkowicz shared thisThe OG House Hacker In 1948 a short statured 23 year old woman with a big dream boarded an oil tanker with her 2-month old new born baby on a many weeks long journey across the ocean to the "New Country." Without a formal education, many family members, or a word of English in her lexicon, my beloved Bubbie Naomi left war torn Europe in search of a better life for her family & the subsequent generations that would follow. That newborn she had in tow was my mother. From a different part of the world in 1950 my father - then 2 years old - boarded a boat with his parents after spending the first 2 years of his life in a refugee camp. Can any of us even grasp the gravity of what life must have been like in a refugee camp for people displaced by the horrors of WWil? I certainly cannot! Had those people not taken those courageous journeys I certainly wouldn't be here today as years later my parents grew up on the same street in Detroit, got married, & had me as their first generation American son. My family is full of business owners and entrepreneurs, news anchors, investors, and incredibly hard workers. The values that they passed on to me and my brother and in turn my children cannot ever be taught in schools and are what helps us to work hard & persevere no matter what. This all started with my Bubbie Naomi who shortly after arriving to this county helped her husband to start a business and then went on to buy a quadplex in Detroit all on her own with $2,000 that her aunt gave her as an inheritance. When the time came to move out of that property, she kept it and bought a duplex and moved her family in. She then worked her way up to a single family home for her and her family and went out and bought a six family flat with the money she had saved from the rental payments she had been collecting trom the rental properties. My Bubbie was running around Detroit managing 12 units decades before I even know what real estate was! And all this was done by an immigrant who didn't speak any English! l've always felt a special closeness to my Bubbie. She went from living in caves in Europe all alone during the war to having a full life with friends, 4 children, 7 grand children and more than a dozen great grand children (so far). A woman who had every right to stop going or to hold onto anger & bitterness instead chooses everyday to help others, to move forward, & to smile. For me, it's important to know that I won't be stopped because my ancestors couldn't be stopped either. Over 75 years after Bubbie Naomi came to this country she's now 100 years old & still going strong! Every time we sit down to eat or talk on the phone I leave the interaction with a smile on my face knowing where I came from & how much she has shaped the person I've become. As we are in the midst of the summer season full of good times with friends & family I'll leave you with a question to answer in the comments below: Where did YOU come from & how do YOU choose to embrace it?

The answer wasn't important. What mattered was this: the longer he held the glass, the heavier it felt. After a few minutes, it was uncomfortable. After an hour, painful. After a day, unbearable. The weight never changed. Stress works the same way. It's often not the size of the challenge that breaks us it's carrying it for too long without a pause. Holding onto worries, pressure, and problems drains our energy, affects our focus, and impacts our performance. Sometimes the most productive thing you can do is put the glass down. Take a break. Reset. Return with a clear mind. Recovery isn't a luxury. It's a requirement for sustainable

Dan Lewkowicz posted this𝐓𝐢𝐦𝐞 𝐊𝐢𝐥𝐥𝐬 𝐀𝐥𝐥 𝐃𝐞𝐚𝐥𝐬 The following was shared with me by one of the most successful brokers in the business who was sent it by one of his clients who had a long and illustrious career as a former broker. It is chock full of pure golden nuggets of wisdom: Brokerage is a very challenging business and reducing transactional risk by eliminating wasted time will help you close more deals. A very common saying in our business is “Time Kills Deals.” My personal experience is that “Time will eventually kill every deal.” As a broker, every day that you can eliminate from your processes will increase your probability of success. Focus on saving vital days during every step of your deal progression: initial call to proposal commitment to listing presentation; listing presentation to listing agreement execution; listing execution to marketing release; buyer interest to LOI; LOI to concluding initial negotiations; agreement of terms to signing the purchase & sale agreement; due diligence timing, due diligence delivery, negotiations during due diligence; estoppels…. It takes many steps to close your escrows, and with each step the process, your clients may unknowingly delay the deal, robbing you of countless days that can be critical, (or deal killing). URGENCY, (in this case we’ll define it as: eliminating wasted time by pushing things aggressively forward), is your ally. The following are some actions that may help you eliminate wasted time: Get an agreed upon follow-up completion date for every single step and clearly define what completion is. Recommend short, specific time frames from the parties you are dealing with and give them a reason why it’s in their own self-interest to move more quickly. Push yourself to do things thoroughly, (the first time), and quickly. I listed about 14 separate steps above, and I know that in most deals you can easily eliminate one day for each step, (probably more). That’s a minimum of 14 days of risk that you can very easily remove from your deal process. Consistently and purposefully follow-up with all parties. Deal making is not a casual endeavor. When outside vendors, attorneys, and consultants are involved, push dates and urgency. It’s not acceptable to wait for your client’s attorney to take two weeks to address a PSA. Push the timing without alienating the party. Continue to remind your client that it’s in her/his best interest to move through the deal process efficiently. Have due diligence ready for delivery as soon as the PSA is executed. I’ve seen sellers waste weeks of transaction time assembling due diligence items. (Continued in the first comment…)
