The new CEO thinks that's the starting point. 60 acquisitions over 27 years built a company with 25 petabytes of data spread across siloed systems that largely don't talk to each other. The DOJ sued in 2024 over how that data flywheel was being operated. Realpage settled in November 2025 with new limits on what competitive data it can use in live pricing runs. No penalties. No admission of wrongdoing. But the business model had to change. Now, under CEO Dirk Wakeham, the bet is that the same mess can be rebuilt into a moat. Last week, Realpage announced the acquisition of Cherre, a data normalization platform with clients across asset classes and up the capital stack. The deal also signals ambition beyond property management: Realpage has products competing with Juniper Square and sees Cherre as the infrastructure it needs to go after investment managers and allocators more seriously. "In the age of AI, you need to reason across that data," Wakeham told Thesis Driven. "You need an irrefutable record, primary key reconciliation, data definition reconciliation." The problem they're solving mirrors what most real estate operators face: years of valuable data -- deal flow, rent decisions, market comps -- sitting across platforms and spreadsheets with no clean way to aggregate or query it. Cherre normalizes that data, regardless of where it originated. Cherre CEO L.D. Salmanson puts the end goal plainly: "Down the road, you'll start seeing this arms race toward more differentiated alpha. What can I do that my peers can't?" The messy data stack that became a DOJ liability is the same asset Realpage is now trying to rebuild into a clean, governed, AI-ready system. If they solve it internally, they have a proof of concept for every operator trying to do the same thing. In CRE, the edge has always been who has better information. And assumptions get expensive once construction starts. You’re never going to eliminate every surprise. But doing the work upfront can eliminate a lot of them.
