Jon Williams shared thisNew Jersey finished #1 again…but not in the race any resident would want! New Jersey now has the highest lifetime tax bill of any state in the country with $1.36 million per person, according to new data from Visual Capitalist. That's nearly triple Florida's $509,000, and it takes 48.2% of our lifetime earnings versus 25.5% in Florida. I work in commercial real estate. I see the consequences of this every day. Companies quietly relocating headquarters. High earners leaving at retirement. Younger professionals choosing Austin or Nashville before they ever put down roots here. The counterargument is always "but the schools, the location, the infrastructure." All are fair points. But at some level, $1.36 million is a number that speaks for itself and the outmigration data shows residents are doing the math. New Jersey has incredible assets. However, it also has a structural tax problem that its leadership has shown little appetite to seriously address. I love New Jersey. I have built my career and family here. The people are real, the location is unmatched, and there is no better place to do business on the East Coast. But loving something means being honest about it. We cannot keep patching a system that is driving out the very people and businesses that fund it. At some point, incremental fixes are not enough. It keeps me accountable, focused, and motivated to deliver. Politics right now is diversive. It is affecting all of us including the business world. Here is my proposal: pay elected officials based upon results. Complete the people's work by passing meaningful legislation, work across the aisle, and move the country forward. If you do this, you will be paid. Spend your time in gridlock, refusing to compromise, prioritizing party over constituents? No paycheck. We use performance-based models every day in business because they work. They align incentives. They reward collaboration. They weed out people who are not willing to work together or put forth the effort. Just my 2 cents...what do you think? Jon Williams posted thisThe office market turned a corner in the Second Quarter of 2026, and the data backs it up. National vacancy fell 30 basis points to 18.3%, the largest quarterly decline since 2015. More telling: the 4 quarters rolling demand hit a 6-year high of 14.3 million square feet. The recovery is not just holding, it is broadening, with vacancy declining in 49 of 92 U.S. markets tracked by CBRE. Trophy product is even tighter. The vacancy dropped to 12.3% nationally. Midtown Manhattan...2.2%! Supply is not coming to bail out tenants either. The under-construction pipeline is down 87% from its 2020 peak. Occupiers who keep waiting for rents to soften may be waiting until the next downturn. The flight to trophy is no longer a trend, it is the new baseline. #CRE #OfficeMarket #RealEstate #CBRE

Jon Williams posted thisReal estate has always been a data business. Most firms just do not treat it that way. CBRE closed 2025 with $40.6 billion in revenue. But this number I think is more about what sits behind it: millions of transactions, lease comps, occupancy data points, and capital flows across 100+ countries. It feeds into research and technology that no competitor can replicate at that scale. That's the part I feel every day here. Better data means better advice for clients. Jon Williams shared thisI do not have many hobbies. I am in my mid-40s with young kids and an aging parent. A career that does not slow down. The list of things competing for your time gets longer every year, and hobbies are usually the first thing that gets cut. My wife has been playing tennis. She challenged me to a match and told the kids she would easily win! I have not picked up a racket in 30 years. But... 6-0. Final score. I won. Here is what I took away from it. It was an hour or so on that court and I never thought about a single deal, a single email or a single deadline. My head was completely somewhere else. I came back sharper. Find something that forces your brain to disconnect. It does not matter what it is. The ROI on being away from your desk and mind is higher than most people think. And if your spouse starts trash talking you, even better! #CRE #Tennis #Hobby #Win #CBRE

First off - congratulations to CREDA Southern Nevada for establishing such a robust program. I was impressed at the attendance and participation from the group. Secondly - what a job I get to do!! To sit up on stage and have a conversation with a colleague whom I respect (who also wears fun socks) about the future of Industrial warehousing...well, there are worse ways to spend an early morning in Vegas. Thanks to Cassie Catania-Hsu for inviting and hosting us for two days and to Sean Zaher Jake Higgins Kelsey Higgins Collin Higgins and Tyce O’Neill for your hospitality as well! Jon Williams liked thisAnd just like that, I'm in Year 2 of my Ed.D journey! This year has been challenging in all the best ways as I pushed myself to improve my academic writing (thanks, Damani White-Lewis), created a case conceptualization and continued to refine my research questions (with the help of dialogic engagement and Sharon Ravitch, Ph.D.), and had the privilege of learning about leading change in higher education with Julie Wollman. Throughout the journey, I'm most grateful for community. Pro-seminar classmates (led by the fearless Dr. Baker and Dr. Reisman) who have turned into study partners and brunch buddies, program mates who are always happy to share advice and motivation, and the Penn Admissions colleagues who encouraged me to apply and continue to cheer me on. I'm grateful, inspired, and very excited to start Year 2 of the program. Here's to a great semester.
