Steeve Simbert posted thisThe first thing I look at on a rent roll is not the rent. It is the expiration dates. A rent roll can show strong income and still hide a real risk: too many leases ending in the same year. On paper the building looks full and healthy. Underneath, half the tenancy could roll over at once. Picture it. Four tenants, three of them expiring within the same twelve months. If the market is soft when that year arrives, you are not filling one vacancy. You are filling three, all at the same time, all with new buildout, new commissions, and months of lost rent stacked on top of each other. That is rollover risk, and it does not show up in the income line. It shows up in the year everything comes due. The healthiest rent rolls are staggered. Leases expire in different years, so no single stretch can empty the building. The income might look identical to a riskier one. The stability is not even close. So before I get excited about what a property earns, I look at when that income is up for renewal. The rent tells you what the building makes today. The expiration dates tell you how safe that number really is.

Steeve Simbert posted thisFriday in this business is rarely a finish line. The deals do not close because the week ended. A lease still needs a signature. A landlord is still weighing the offer. A tenant is still sleeping on the decision over the weekend. I used to find that frustrating. Now I have made peace with it. Commercial real estate does not run on a five-day clock. It runs on other people's timing, their readiness, their circumstances, the moment things finally line up. My job is not to force that. It is to be ready when it happens. So on a Friday I do not chase the close. I set things up cleanly, answer what I can, and leave the deals in good order for whenever the other side is ready to move. Some of my best deals came together on a Monday, because I did the quiet work the Friday before. The week ends. The work keeps its own schedule. And that is fine. Have a good weekend, everyone.

It follows the Data Center Development Program I have been working through these past few months. Power availability decides where you can build. Entitlements decide whether you get to. Land is the cheapest part of the equation. But securing a site is only half the job. Someone still has to deliver it on time and on budget, against transformer lead times that run a year or more and a customer waiting on capacity worth more than the building itself. That is what this program covers. Project roles, contract documents, cost estimation, scheduling, and cost accounting. Steeve Simbert posted thisThe deals that taught me the most are the ones that fell apart. A closed deal feels good, but it teaches you almost nothing. Everything worked, so you never find out which part was load-bearing and which part was luck. A deal that dies is different. It shows you exactly where the weak point was, usually a place you were not looking. The financing that seemed certain until it wasn't. The zoning question everyone assumed was settled. The clause nobody negotiated early because it did not seem urgent, right up until it ended the whole thing. Those failures rewired how I work. Now I check the financing assumptions before anyone gets excited. I confirm the permitted use before a client falls in love. I chase the small open item on day one instead of day thirty, because I have seen what a small open item can do. You do not get that education from a smooth close. You get it from standing in the rubble of one that did not, asking what you would do differently. I do not enjoy losing a deal. No one does. But I have stopped seeing it as pure loss. Every collapse leaves you better prepared for the next deal, if you are honest enough to study it instead of just mourning it. The closed deals pay the bills. The failed ones made me a broker.

Everyone's thoughts are different, and you have to be willing to look at them openly. Second, know the art of thoughtful disagreement. Ask yourself: how do you work through disagreements to get a better answer than you would have come up with individually? Third, if the disagreements remain, you have to have protocols for getting past that. In our case, we have an "idea meritocracy" through believability-weighted decision-making. When you have a system where the best ideas win out, the results are going to be so much better than if you just stuck with the ideas inside your own head. #Collaboration #IdeaMeritocracy #Teamwork #RayDalio

Steeve Simbert posted thisI have told clients things they did not want to hear, knowing it might cost me the deal. That a space they loved had a flaw worth walking away from. That the rent looked fine until you ran it out five years. That the layout they were excited about would not serve the business the way they pictured. It is tempting to stay quiet. The easy path is to agree, let them fall in love, and collect the commission. Say the space is perfect and the deal closes faster. But my name is on the advice. And a client who signs a space I knew was wrong for them does not stay a client. They become someone who trusted me and got hurt. So I say the hard thing. Sometimes it costs me the deal. Sometimes they go with someone who tells them what they wanted to hear. I am at peace with that. The commission on one deal is not worth the trust it takes years to build. The clients who stay are the ones who know I will tell them the truth, even when the truth is "walk away." That is the whole business. Not the deal in front of you. The trust that brings the next ten.

Steeve Simbert posted thisMy county just voted to pause data center development. Unanimously. Two weeks earlier, AWS walked away from a 500 megawatt campus here. The Calvert Technology Center would have covered roughly 2.46 million square feet next to the Calvert Cliffs nuclear plant. Amazon withdrew the site plan on August 4. On August 18, all five Calvert County commissioners enacted a six month moratorium, effective August 28. The hearing room was standing room only, and nearly everyone who objected wanted something stronger. Amazon says timelines drove its decision, not politics. Maybe so. But six weeks earlier, three commissioners who had voted against a pause lost their primaries. Calvert is not an outlier. Marshall, Michigan paused approvals until 2027. Heatmap Pro counts more than 500 counties and municipalities that have restricted or banned these facilities. I am currently taking a Data Center Development course with Project Destined, and the coursework keeps landing on the same lesson. Power availability decides where you can build. It does not decide whether you get to. The industry has been solving the power half. The bottleneck is the interconnection queue. A utility has to study the request, identify upgrades, and build them. In some regions that takes four to five years. Transformers alone can run a year to manufacture. So developers started generating their own. The industry calls it Bring Your Own Generation. Small modular and advanced reactors are the version everyone is watching. Factory built rather than assembled on site. Sized for one campus instead of a region. Firm, carbon free power that sidesteps the interconnection queue. Kairos Power broke ground this spring in Oak Ridge on its first power producing reactor, delivering up to 50 megawatts to the TVA grid under its agreement with Google. Real progress. But no advanced reactor is powering a data center today, and NRC licensing is its own multi year process. Early 2030s, not 2027. And no reactor design solves a public hearing. Right now the pitch to most communities sounds like this. We take your land, your power, and your water. You get construction jobs and a tax abatement. That is a losing argument, and the moratoriums are the receipt. Which brings this back to real estate. If you hold land near transmission, your parcel is not worth what a megawatt map says. It is worth what your county will approve. Pennsylvania figured that out. Governor Shapiro’s executive order requires local approval before state permit review, makes developers pay the full cost of the grid infrastructure they trigger, and bans nondisclosure agreements. Community consent is a site requirement now, right alongside power and fiber. Calvert takes up zoning changes next. That is where the real answer gets written. The sites are out there. Sandra Ware, you’re right to find it frustrating, and it’s a fair criticism.
A rent roll should show what’s actually contracted today. In-place rent, actual terms, real expirations. A pro forma is a separate document with stated assumptions, and it should be labeled that way.
When the two get blended, the projection quietly becomes the presentation. Market rent replaces actual rent. Vacancy gets assumed away. Concessions already given disappear. And nobody accounts for the downtime and TI it would take to actually get from here to there.
The projection isn’t the problem. Presenting it as current income is.
My rule is simple: if a number is a forecast, it needs its assumptions attached. What has to be true for this to happen, and how likely is that?
Appreciate you raising it. It’s exactly why reading past the income line matters.
