Steve Eisenshtadt, CCIM, SIOR, JD shared thisFriedman Real Estate recently released our 2026 Mid-Year Metro Detroit Office Report, and three things stood out to me. 1. Right-sizing continues. Metro Detroit recorded approximately 1.75 million SF of negative absorption during the first half of 2026. Companies are still evaluating how much office space they really need, particularly as hybrid work continues to influence occupancy decisions. 2. The flight to quality is very real. Tenants are not simply looking for less space — they are becoming more selective about the space they occupy. Class A buildings with modern amenities, efficient layouts and attractive locations continue to outperform older commodity office product. 3. Capital is coming back into the office market — selectively. Office sales volume increased to approximately $350 million during the first half of 2026. The $156 million sale of Huntington Tower was particularly notable. Buyers are finding opportunities, but quality tenancy, location, and the condition of the asset remain critical. One of my biggest takeaways: Metro Detroit office is increasingly becoming a market of winners and losers. Well-located, well-capitalized buildings that offer tenants the right environment can continue to attract activity. Older properties without a compelling reason for tenants to choose them will face increasing pressure. For tenants, that creates opportunities to improve the quality of their workplace while negotiating from a position of strength. Steve Eisenshtadt, CCIM, SIOR, JD shared thisI recently walked through a 5,000-square-foot suite that is being renovated for a new tenant. One factor that helped position the space was the existing furniture, including cubicles and office furnishings. The tenant was able to preserve much of the functional workspace while redesigning the front portion of the suite to create a large conference and training area along with an expanded kitchen. This project reinforces an important point in today’s office market: well-maintained spaces—and especially newly renovated or spec-built suites—typically generate stronger interest and lease more quickly than dated vacancies. Existing furniture can also add value by reducing a tenant’s upfront cost and move-in time, although it will not be the right fit for every user. Since the chairman of the board was smart and had real estate background makes me question whether he outsmarted the landlord.
The other landlords will dig in and offer better terms on that news, and at the end, the better building, in a better location, at less rent with other benefits or amenities can become the winner.

Raising children, making plans, enduring mishaps, making new plans, laughing until we couldn't see straight, crying when life was too much, uneventful days, sleepless nights, sporting events that seemed endless and years that seemed to just fly by. 23 years!!! We hadn't even lived 23 years when we said "I do", we were both only 22. Having someone to share things with and wake up next to never gets old. I pray for a long life, but no matter when it ends I'll be happy because I got to spend so much time with you. I know how truly blessed I am. Happy 23rd Anniversary!
