Overview
The Senior Manager, Retail Real Estate is responsible for contract leases, contract negotiation and managing the landlord relationships throughout Canada, US and Puerto Rico.

Salary or Pay Range: $120,000 - $130,000
Pay offered will vary based on job-related factors such as location, experience, training, skills, and abilities.

Overview
The Senior Manager, Retail Real Estate is responsible for contract leases, contract negotiation and managing the landlord relationships throughout Canada, US and Puerto Rico.
What You'll Do
- Assist in developing the strategy around Real Estate for the company. Focused on Key Market Strategies.
- Maintain and Develop Real Estate reporting that can be utilized within the organization.
- Development of Real Estate Specialist.
- Supervises real estate operations, including leasing, purchasing and communication with landlord to evaluate and resolve any disputes
- Ensures properties are maintained and accounts are paid on- time, resolves any discrepancies with Landlord and Scribcor
- Point of contact for developers to ensure stores are maintained per standards in lease.
- Provides input to strategic decisions that affect the functional area of responsibility. Provides input into developing the budget including budget and capital for all stores
- Capable of resolving escalated issues arising from operations and requiring coordination with construction and operations team
- Portfolio management and development for retail stores includes communication with finance to generate proformas for new stores and renewals while researching current market conditions.
- Lease administration for all retail stores and offsite locations. Including but not limited to: reconcile monthly rent role with Scribcor, our lease admin company to ensure accuracy; Complete all leases by crafting proformas and getting approval from senior leadership team; Provide notices internally and externally for store openings and closures; Acquire required business license and permits for new and existing stores through CT corporation
- Capex management, working with finance and Director of Retail Real Estate for capex and tenant inducement approvals and contacting/ following up so all tenant inducement is returned. Maintain PO tracker for all capex projects
- Legal approval on all documents to be completed by leadership and following up with developers to make sure documents are returned
- Internal approvals for purchase orders and internal orders. Generate POs and internal orders via sap to ensure all vendors are paid in timely manner
- Bachelor’s Degree
- 7 years of confirmed experience. Experience managing leases is preferred
- Experience with SAP is preferred
- Working finance knowledge and acumen
- Proficient in Microsoft Office with advanced Excel skills
- Strong analytical skills
- Strong verbal, written and interpersonal skills
- Excellent time management and organization skills
- Strong attention to detail and accuracy
- Strong critical thinking skills with the ability to resolve issues with sound judgement
- Ability to multi-task, prioritize and meet deadlines in a fast paced, dynamic environment
