The first shift is the rise of senior-focused housing. With India’s median age expected to grow from 29 to 38 by 2050, and the share of citizens above 60 projected to nearly double from 11% to 21%, demand for age-responsive communities is accelerating. Affordable living in India is facing a severe crisis despite rapid urban development. Property prices in major cities have increased significantly over the last decade, while household incomes have not kept pace. Rising land costs, construction expenses, regulatory charges, and high borrowing costs have made even so-called affordable homes difficult for middle- and lower-income families to purchase. Many projects marketed as affordable are located far from employment hubs, forcing residents to spend more on transportation and daily commuting. Rental costs in urban centers are also escalating, reducing disposable income and savings potential. As a result, millions of families continue to live in overcrowded or inadequate housing. Can a person be surrounded by thousands of homes and still feel lonely? The more time I spend studying Senior Living communities, the more I find myself thinking about this question. Over the last few years, I have visited hospitals, rehabilitation centres, residential communities, and spoken to hundreds of families while working on Senior Living projects. One observation keeps repeating itself. Housing and community are not the same thing. Housing solves for shelter. Community solves for belonging. A person can have a beautiful apartment, modern amenities, and complete financial security, yet still feel isolated. At the same time, someone living in a modest neighbourhood with strong social connections may experience a far greater sense of wellbeing. What surprised me during many of our interactions with prospective residents was that people rarely began conversations by asking about buildings. Instead, they spoke about: Will I know my neighbours? Will there be people to talk to? Will I feel connected? Will my family visit often? Will I still have a sense of purpose? Those are not housing questions. They are community questions. As India urbanises and family structures continue to evolve, I believe this distinction will become increasingly important. We have become exceptionally good at building homes. The bigger challenge may be learning how to build communities. Communities where people continue to feel connected as they age. Communities where support systems exist beyond the immediate family. Communities where people are not simply living next to each other but living with each other. Perhaps the future of ageing, wellness, and even urban development will depend less on the buildings we construct and more on the relationships we help create within them. Because in the end, people do not just want a place to live. Yet organised senior living supply stands at just ~22,157 units as of June 2025, with national penetration at a mere 1.4% (vs 6‑7% in the US or 14‑15% in New Zealand). Demand is projected to rise from 1.7 million households in 2025 to 2.3 million by 2030. To bridge this gap, India requires an estimated USD 4.8–8.4 billion (approx. ₹41,000–72,000 crore) of investment by 2030. This is not just a real estate gap. It is a partnership gap.
