Reviewing over 100 zoning and planning board applications this year reinforced something I don’t think we talk about enough: Land use isn’t just about regulation. It’s about literacy, trust, and systems thinking. I was surprised by how often residents didn’t fully understand the land they already occupy. At the same time, I saw how much approvals hinge on clear and convincing evidence, credibility with board professionals, and reasonable compromise. The applications that move forward most smoothly rely on professionals who could clearly explain constraints and trade-offs which presents potential equity challenges that may differentiate “winners and losers”. What stood out most to me is how many zoning problems were actually education gaps often tied to lot coverage and setbacks - the structural DNA of a neighborhood. This is where I believe the landscape architect plays a critical role: we sit at the intersection of regulation, site systems, neighborhood character, and lived experience. Learning from the residents' needs and questions, we updated our ordinances to simplify corner lot fencing. Small wins that make a larger impact.
