Architects turned copy-paste into an insult. The state turned it into a delivery method. Systembauer and GU pre-construction directors have known which one pays for years. Last week the Bundeswehr signed for roughly 300 new buildings across some 130 sites, more than 54,000 beds. One floor-plan family for all of it. The award names the method: einheitliche Grundrissplanung, Typisierung von Gebäudeteilen. Copy-paste, in "procurement German". At the signing, one contractor's representative put it in one line: we'll be measured against the schedule, and we have to deliver. Now hold your last housing tender next to that. Every block designed from scratch: its own plans, award, risk, its own delay. Call it monotonous if you want. The monotony has a completion date.

In Germany, the Bundesrat wants AI to draft the justification and the environmental report on building plans, and its own demand carries the condition: the machine supports, the council decides. The final vote stays with people in a room. In the US, the engineering body American Council of Engineering Companies (ACEC) published an 86-page framework from 21 interviews. One sentence carries it: AI does not reduce the engineer's professional responsibility. The machine can write on both sides of the Atlantic, but it cannot be responsible. Check this scenario: A model drafts a 200-page environmental report in an afternoon. A person whose name carries the plan reads all of it, doubts the right parts, and signs work no human wrote. The drafting got cheap. The certifying got harder. Every hour the machine saves you on writing, it hands back as reading. For planning leads, studio principals, and practice owners: price the checking in before you promise the speed.

What DroneDeploy holds is the visual record of how 3 million job sites went up, across 180 countries. Roughly 1.9 trillion square meters of it. Whoever owns that record owns the argument about what went wrong. Every dispute you've been in came down to who could show what, and when. That evidence now sits inside one commercial relationship, and the firms whose work it documents were never part of the deal. There are 2 more. Trimble is buying Document Crunch, which reads the contracts. Nemetschek closed HCSS on 1 July, which holds the bid numbers. Reality capture, the governing documents, the estimating spine. 4 months. None of the buyers builds anything. The layers that decide who pays when a project goes wrong are being bought by companies that will never be on the hook for it. For practice owners, BIM leads and pre-construction directors: read your next platform renewal for one thing. What leaves with you when you leave.

Four documents, three registers, and they disagree on purpose. §17 gives you a density figure. §19 hands part of it straight back for garages and access. Then §4 WoFlV counts the finished rooms by a rule of its own. Full above 2m. Half between 1m and 2m. A quarter for the balcony. So the number that sets your land price and the number that sets your sales sheet come out of different documents. Have you ever checked whether yours agree? Most teams don't, until somebody has already committed. Then there's §34. Where no Bebauungsplan exists, the test is whether your building fits the character of its surroundings. That's why 2 competent teams price the same site differently and both are right. We're building a tool that reads all 4 for you. Gen takes your modules, your standards and your drawings. 🏗️ Marko Lazic hat dies geteilt35,700 German building permits expired last year. That is permission to build homes, granted, then left to run out. Somebody applied. Somebody paid the fees, waited out the process, got the approval, and never dug. That happened 35,700 times in 2025, the most since 2002. Germany is short of housing. Permission to build it is being thrown away. The reason is simple. A permit is a right to build for a limited time, and it costs a fraction of the building. When the money never arrives, the right runs out. Look at the same year from the other end. Approvals rose to 238,500, the first increase since 2021. Completions fell 18%, to 206,600. More permission. Fewer buildings. Another 760,700 approved homes are sitting unbuilt right now, and 307,200 of them are under construction. The rest are waiting. So if your plan for next year runs on getting approvals faster, look at what your competitors are doing with the approvals they already hold. Nothing.

Same industry. Same summer. Opposite directions. Here is where that money went. 80% of America's office spending in June went into data centres. An office needs an architect. A data center needs power, cooling, and a shell around both, and the drawings are the cheapest line in the budget. So the money never left construction. It moved into buildings that spend their budget on machines instead of on drawings, and the fee pool you price against moved with it. When a client tells you the market is strong, believe them. That market stopped running through your studio. Principals keep waiting for the cycle to turn. Cycles come back to where they started. Rotations don't.

🏗️ Marko Lazic hat dies geteiltGermany pays up to 30,000 euros to turn an office into a flat. It doesn't count the flats being turned into offices. The programme is called Gewerbe zu Wohnen. Commercial to residential, one direction only. For the other direction, no federal number exists. Melanie Kehr at KfW, the state bank paying the grants, called the Leerstand a paradox when applications opened this summer. Offices empty on one side, Wohnraum missing on the other. There's a second paradox in that sentence, and only one city has ever sized it. Leipzig, 2019. A study there found about 8,400 flats in commercial use, and put the drift at 200 to 300 more a year. One city. One study. Seven years ago. If your city isn't Leipzig, nobody has counted yours. Munich drew a line and counts its cases: Zweckentfremdung starts at commercial use over 50% of a flat's floor area. Berlin banned it in 2013, then handed Bestandsschutz to every office already in place. Hamburg keeps no statistics. So the state pays for one direction of a flow nobody measures nationally. Bauträger and asset managers price both directions. Housing policy only sees one.

The law started applying on 2 August. Pom+ Deutschland asked 86 decision-makers. Live, today. The fine everyone quotes, 7% of turnover. Does that one apply to you? Only if your firm runs a banned practice like social scoring. A normal property firm won't land there by accident. The tier that can reach you is 3%. The one duty live today is disclosure: say when AI is talking to a customer or deciding about one. The heavy part, risk classification, arrives in December 2027. You have time for that one. The panic sits in front of the simplest rule in the law. Nobody read it. If you run a development firm: list the AI tools your teams use, then ask each vendor what it discloses, and to whom. Short list. Shorter email.

Dan Andresen I looked into CHANGELOG for a few minutes. I think the 20-second capture is much more interesting than the broader “accountability record” idea.
3 questions I'd try to answer if this were mine:
1. Who specifically loses enough money from bad documentation to pay for this? GC, subcontractor, owner? And who actually enters the data?
2. What are you replacing today: Procore/Raken/eSUB, or the foreman's texts, photos and notebook? If CHANGELOG is another system beside those tools, what's the 10x reason to open it?
3. Accountability sounds good to management, but what's in it for the guy in the field entering the record, especially when that record could later assign responsibility?
Forst thought: there may be a sharp wedge around documenting changes, delays and instructions as defensible evidence for subcontractors.

Stan Khlevner I agree on using the tool. I’d push back on the insurance comparison.
Better AI can reduce mistakes. It still doesn’t absorb the claim when one gets through.
The interesting part is whether firms can prove how the AI was used, reviewed and approved.

Michael Brown that’s the part that worries me more than file export.
After 10 years, that history becomes part of how the company estimates, prices and learns. At that point you’re not only changing software when you leave. You’re separating the company from part of its own memory.

Construction usually treats #affordability as a technical problem: cheaper materials, faster construction methods, greater automation and higher productivity. But even a less expensive building remains a major capital asset. The obstacle may therefore be not only how much the building costs, but whether the user has to buy it at all. In this article, I explore Modular Building as a Service—MBaaS: a model in which an investor or provider retains ownership of the modular asset, while the customer pays a predictable fee for the use and performance of a fully functioning space. The term MBaaS was coined by Franco Vietti and me within GREEN PREFAB and first publicly introduced by Franco at the inaugural World of Modular Europe in Brussels in 2024. The customer does not simply rent square meters. The customer receives a space that must remain available, comfortable, efficient, maintained and fit for its intended purpose. The provider retains the asset, its operational responsibilities and its residual value. Modularity makes this possible because the building has a defined life-cycle, can be removed, adapted, refurbished, reconfigured and possibly deployed again. Changing this insanity would be one of the easiest ways to make Germany a better place to build tech companies. Yet the notary lobby is fighting tooth and nail to block every meaningful improvement. What costs €30k in Germany just to keep an archaic, 100-year-old system alive would be handled with a DocuSign in the UK, the US, and many other countries. Let’s stop this madness.
