Joe Moreno shared thisThanks to NAREIM for organizing another successful Latinx Real Estate Roundtable last week. It was insightful to hear from several experts in the field of commercial real estate, including Pedro Niño, Senior Vice President at Clarion Partners, who provided an overview of the state of the marketplace across all real estate sectors. These are uncertain times, but with uncertainty comes opportunity. Manuel Casanga, Director for Real Estate and Real Asset Investments at the New York State Common Retirement Fund, stressed the importance of having that “secret sauce” to distinguish yourself in the marketplace and increasing the likelihood of attracting the attention of capital allocators. I appreciated his candor about entrepreneurship. It isn’t for everyone. Most entrepreneurs do not succeed. This is why I believe that having a solid business plan is important as well as building a strong track record that you can lean on as you look to scale your investment pipeline and gain the support of sellers, lenders and investors.

Joe Moreno shared thisEarlier this month I had the pleasure of attending the 45th Annual John Jay Awards Dinner honoring Columbia College alumni for distinguished professional achievements. In particular, I was excited to see the Hon. Rolando T Acosta CC’79, Law’82 receive an award for his judicial career, which included stints in the New York County Civil Court, the New York State Supreme Court and a role as a civic leader in Washington Heights where we grew up after immigrating from the Dominican Republic. I also enjoyed meeting honoree Blondel A. Pinnock CC’90, after she spoke about her journey from Columbia University, where she made her Jamaican parents proud for making the Dean’s List, to becoming CEO of the Bedford Stuyvesant Restoration Corporation, the nation’s first community development corporation. As is always the case at these Columbia College Alumni Association functions, it was great to catch up with familiar faces and make new connections within the alumni community.

Joe Moreno shared thisLast weekend, I attended the Diversity in Commercial Real Estate conference and connected with familiar faces as well as added to my network of inspiring professionals within the real estate industry who enjoy sharing their experiences and exchanging ideas on how to navigate the ever-changing marketplace. Pamela Watkins-West, one of this year’s honorees, shared some great insight into how to build a platform that attracts institutional investors. Listen to the needs of the investment community. You may believe that you have a great investment strategy, but if it doesn’t align with the needs of the investors that you are pitching, then you should adjust your business plan or find investors more receptive to your strategy. Another highlight of the conference was hearing Daryl J Carter, another of this year’s honorees, discuss how Avanath Capital Management, LLC is tacking the affordable housing crisis by launching an initiative to develop communities at a fraction of the cost and time compared to traditional multi-family construction. Embracing an efficient design, production and assembly process for housing development that reduces construction costs by 50-75% should provide a tremendous boost to the housing supply, thereby, alleviating pressure on working families struggling to pay their housing costs. Joe Moreno shared thisProud of Henry Rivera, my classmate from Union Hill High School, and what he and his family have been able to accomplish. Two years after moving to Texas in 2022 so that his daughter, Hezly Rivera could train at the World Olympics Gymnastics Academy, all the sacrifice and hard work has paid off and now Hezly is part of the 2024 United States Olympics gymnastics team in Paris! This great article about the Rivera family mentions that Henry gave his daughter a copy of Kobe Bryant’s memoir, The Mamba Mentality: How I Play as a gift. He told his daughter that she needed to outwork everyone else and take on that ‘Mamba Mentality’, where “If you want something, you go for it.” Well said. Joe Moreno shared thisIt was a pleasure to join Hispanic Executive for the Culture and Commerce Leadership Dinner earlier this week for a thought-provoking conversation focused on how championing Latino advancement and diversity, equity and inclusion efforts more broadly can impact the bottom line. It was inspiring to hear from senior executives at TransUnion, ERA Real Estate, June Homes and Wells Fargo and other firms on how they leveraged their background and experience to increase the diversity of their staff by focusing on creating a culture of inclusion. One of the key take-aways for me is that diversity comes in many forms, including socio-economic, sexual orientation, ethnicity, whether you were born abroad and even whether you were raised by a single parent to name a few. The more perspectives a business has on its team the higher the likelihood that it will succeed at creating a product/service tailored to the needs of society. Thanks to the Hispanic Executive and Anywhere Real Estate Inc. for making this evening possible.

Yet, while demand for housing and mixed-use spaces continues to rise, one major obstacle stands in the way: a lack of private investment and development knowledge. Most private money continues to flow into metro areas where deals are “easier to understand.” But rural development isn’t about simple flips or fast returns, it’s about strategic planning, local insight, and efficient building systems that turn overlooked land into lasting community value. Without capital and capable partners willing to look beyond the city limits, New England’s smaller communities miss out on growth, jobs, and affordable housing opportunities. A recent article from Banker & Tradesman reported that developers are anticipating another challenging year for housing production in 2026. At the close of 2025, units under construction in Greater Boston have declined by 20 percent in comparison to 2024’s numbers, even as demand and political rhetoric underscore the dramatic need for housing. This slowdown is a reflection of the obstacles to getting new housing built. Rising construction costs, volatile materials pricing, and uncertain financing conditions are compounding alongside already cumbersome zoning and permitting processes. With tight equity markets nationwide, even projects that win approvals may not pencil out or attract necessary financing, leaving sites sitting idle. Housing starts hit its lowest level since 2020 amid these pressures, according to Multifamily Dive. (https://lnkd.in/ek5PzBSr) In high-demand areas like Boston, these limitations amplify the need to address barriers to production including long approval processes, complicated zoning rules, and high costs. To keep Massachusetts competitive, we must reduce system friction by modernizing zoning, aligning affordability mandates with realistic project economics, and expediting pathways for urgently needed housing. Housing creation cannot afford to lag. Sustained, predictable housing production across income levels and neighborhoods is essential for economic growth, long-term affordability, and ensuring that people can make this region their home. New York State has launched a $215 million Housing Acceleration Fund to speed up construction of shovel-ready mixed-income residential projects statewide. This innovative loan program aims to fill financing gaps and boost housing supply to meet growing demand. The fund is expected to generate over $1 billion in new housing investment and create approximately 1,800 new homes. - The fund is backed by $100 million from the state budget and $115 million from participating lenders. - Half of the funding is allocated to New York City projects, and half to projects across the rest of the state. - Administered by New York State Homes and Community Renewal, the fund provides low-cost construction loans to leverage private capital. If you make a living in the #Housing industry whether you agree or disagree, we should all be paying attention to what’s unfolding in NYC. The largest city in the U.S., with more than 2.3 million rental units, now has a new mayoral appointee: Cea Weaver, Director of the NYC Mayor’s Office to Protect Tenants. Before reacting to headlines, it’s worth understanding what this role actually does and what power it does not have. This office does not independently enforce regulations, fine landlords, or issue violations. Its influence comes through coordination, advocacy, and policy shaping across city agencies. Under Weaver’s leadership, the office is expected to push for: • Expanded tenant protections and eviction prevention • Greater housing quality and landlord accountability • Increased tenant political engagement • Broader affordability initiatives and market intervention On paper, that sounds constructive. History, however, suggests caution. In other markets both abroad and domestically aggressive housing interventions have sometimes led to supply shortages, stalled maintenance, and capital flight. St. Paul’s 2021 rent policy is one recent U.S. example. Globally, Venezuela is in the news, you can research how similar housing initiates here played out in reality. The natural next question is: what policies might Cea advocate for? Public statements offer some insight. In prior interviews and posts, Weaver has criticized traditional homeownership and argued for shifting property from an individual asset to a collective or shared-equity model language that implies a fundamental rethinking of private property rights. Cea is quoted in saying: "Private property including and kind of ESPECIALLY homeownership is a weapon of white supremacy masquerading as 'wealth building' public policy." & "I think the reality is, that for centuries we've really treated property as an individualized good and not a collective good." That doesn’t guarantee outcomes. But in a city as large and influential as New York, these ideas matter. Housing policy at this scale tends to ripple outward and is worth watching closely no matter where you sit in the housing ecosystem. #AffordableHousing: NYC’s Mayor Eric Adams announced that GFP Real Estate will lead the conversion of the Lower Manhattan site at #100GoldSt, into a mixed-income residential building featuring around 3,700 units. Approximately 25% of these units are designated to remain permanently affordable, providing housing options without relying on subsidies from the city’s Department of Housing Preservation and Development (#HPD). The development will include housing, new public open space, an updated adult center, and a publicly accessible fitness center. The 100 Gold Street project is designed to provide more than housing, with the goal of enhancing amenities for city employees and residents. The existing tenant, the Hamilton-Madison House older adult center, will move into a new facility aimed at improving space, accessibility, and overall experience.
