Paul Jones liked thisPaul Jones liked thisThis is Manhattan in 1931, before the skyline became a forest of towers. Central Park cuts through a grid of low and mid-rise buildings, with only a handful of skyscrapers breaking the horizon. The new Empire State Building stands almost alone... Surprisingly, that quieter, almost rural Manhattan held more people than it does today. Its population peaked around 1910 at more than 2.3M. The 2020 census counted 1.69M. *** Before anyone gets sentimental about that pastoral skyline or starts blaming "soulless" skyscrapers, it helps to understand why this paradox exists. In the 1910s, immigration and industrial jobs packed families into overcrowded tenements. Density in places like the Lower East Side exceeded 1,200 people per hectare. That is one person per 89 square feet. By modern standards, it's abysmal. Limited housing stock and pre-zoning economics forced a level of compression we would call inhumane today. Weak transit pushed even more people into walking distance of work. The 1916 Zoning Resolution imposed setbacks to protect light and air, creating the iconic stepped towers while capping density per lot. As subways expanded, outer boroughs grew, and incomes rose, working families finally had options. Public health, sanitation, and education reshaped household size. Tenements disappeared. People moved to the suburbs. Land values soared. Vertical offices displaced horizontal residential blocks. *** Today we expect and can afford far more floor area per person. We trade raw population counts for quality of life. That is not failure. That is progress. But here is the policy failure: we also outlawed the very building types that once made cities both livable and attainable. The "missing middle" is not some experimental planning idea. It is the backbone of every historic urban neighborhood that people claim to love. Bring it back and you do not choose between density and quality of life. You get both. What changed was not demand. It was zoning. And it helped. Big time. But times change and policies that once liberated eventually stifle. The Hyatt Regency San Francisco, designed by John Portman and completed in 1973, stands as a landmark example of how Brutalist architecture can be both bold and functional. Instead of focusing only on the exterior, the design gives equal importance to interior public spaces, especially the massive atrium that became the heart of the building. The project introduced a new way of thinking about hotels—not just as places to stay, but as social environments where movement, gathering, and visual experience are carefully planned. The strong Brutalist character, with its exposed structural elements and dramatic scale, works together with open public areas to create a space that feels both powerful and welcoming at the same time. This project shows how architecture can balance heavy structural expression with highly functional public spaces that serve large numbers of people efficiently.

HKS, Inc., the lead architect for the Washington Commanders’ proposed new stadium, has released more renderings of the 70,000-capacity venue. The stadium will anchor a wider mixed-use development and will be built on the site of the old RFK Stadium in Washington DC, where the Commanders spent 35 years before moving to Northwest Stadium in Maryland in 1997. HKS is mapping out the concept and schematic design with the Commanders. A major reason for this is the high cost of materials, which can comprise 60-80% of the total cost of residential construction, yet their construction resembles the inefficient practices of More Economically Developed Countries (MEDCs) that were developed to reduce labor over material costs. Unfortunately, designers do not typically have access to optimization methods that enable the design of fabricable, low-cost, and low-carbon structures. Addressing the gap between optimization research and design practice, this research advances design methods that reduce the material costs and embodied carbon of affordable housing construction that meets local codes and constraints. 🛂 CoAD Freshman, this event counts towards your Experience Passport.
