Job Title: Vice President, Business Development

Department: Business Development

Reports to: CEO, COO

Location: Chicagoland (Chicago Metropolitan Area)

The Vice President, Business Development is responsible for driving strategic growth and diversification into the healthcare and industrial construction sectors. This role focuses on building a strong pipeline of healthcare facilities (hospitals, outpatient centers, medical office buildings, senior living, etc.) and industrial projects (manufacturing, warehousing, distribution, food & beverage, advanced manufacturing, etc.) across the Midwest and nationally.

This position requires an established network of healthcare systems, developers, corporate occupiers, program managers, and industry partners. The Vice President will position the organization as a trusted, high-performing partner for complex healthcare and industrial construction programs, emphasizing reliability, quality, and client-focused delivery.

The leader owns the identification, cultivation, and conversion of major opportunities; shapes high-value pursuit strategies; guides firm-wide go/no-go decisions; and ensures strong competitive positioning in target markets. This role works closely with senior leadership, Preconstruction, Operations, and Marketing teams to expand the organization’s footprint in healthcare and industrial construction and generate sustainable, long-term backlog.

Key Responsibilities

Strategic Growth & Market Expansion

  • Lead business development efforts focused on healthcare and industrial construction sectors.
  • Leverage an established network to originate new project opportunities in hospitals, medical facilities, manufacturing plants, distribution centers, and related industrial projects.
  • Shape and execute long-term diversification and growth strategy while adapting to evolving market dynamics, funding sources, and client needs.

National & Regional Pursuit Leadership

  • Serve as the strategic lead for major pursuits in healthcare and industrial markets.
  • Drive disciplined go/no-go decision-making based on risk, strategic fit, and win probability.
  • Partner closely with Marketing, Preconstruction, and Operations on compelling proposals, presentations, and pursuit strategies.

Client Relationship Development

  • Build and sustain high-level relationships with senior decision-makers at healthcare systems, hospital networks, industrial developers, corporate real estate teams, and program managers to drive repeat business and pipeline growth.
  • Represent the organization at key industry events, conferences, and trade associations (e.g., healthcare design/construction forums, industrial development groups).
  • Support client satisfaction, retention, and strategic account management initiatives.

Internal Leadership & Collaboration

  • Work closely with Preconstruction and Operations leadership on every major pursuit to develop winning delivery strategies, identify and mitigate risks early, and align scope, schedule, and budget with client objectives.
  • Develop, mentor, and activate regional business development resources and seller-doers to ensure consistent pursuit discipline, knowledge sharing, and accountability.
  • Partner with Marketing and Brand Strategy to align sector-specific messaging, thought leadership, and visibility with the priorities of healthcare and industrial clients.

Qualifications & Experience

  • 10–20+ years of progressive business development leadership in healthcare and/or industrial construction markets.
  • Demonstrated success securing and closing large-scale construction projects ($10M–$100M+ range) in healthcare facilities or industrial/build-to-suit projects.
  • Established network of relationships with healthcare providers, hospital systems, industrial developers, corporate occupiers, and key industry connectors in the Midwest and nationally.
  • Executive presence and credibility with C-suite and senior decision-makers.
  • Deep understanding of healthcare construction (including regulatory, infection control, and accreditation requirements) and/or industrial construction delivery models, procurement strategies, and complex stakeholder environments.
  • Willingness and ability to travel regionally and nationally (approximately 50-60%) to support client engagement, pursuits, and relationship development.

Key Skills & Attributes

  • Highly self-directed leader with the discipline and judgment to operate independently, set priorities, and drive outcomes with minimal day-to-day oversight.
  • Strategic market insight, with the ability to assess sector trends (e.g., healthcare infrastructure needs, industrial reshoring/onshoring, supply chain dynamics), funding cycles, and competitive landscapes.
  • Advanced pursuit leadership, including development of winning strategies, differentiated value propositions, and disciplined go/no-go processes.
  • Executive-level selling capability in complex, high-value construction environments, engaging senior leaders on technical, commercial, risk, and delivery considerations.
  • Proven ability to build, manage, and convert a robust pipeline, balancing near-term pursuits with long-range growth initiatives in new market segments.
  • Trusted relationship builder with senior decision-makers across healthcare systems, industrial corporations, developers, and strategic partners.
  • Deep fluency in healthcare and industrial construction delivery models (e.g., IPD, CMAR, design-build), procurement strategies, and multi-stakeholder approval processes.
  • Comfort operating in regulated and technically complex environments, including healthcare (HIPAA, FGI Guidelines, Joint Commission) and industrial sectors.
  • Effective cross-functional leader capable of aligning Preconstruction, Operations, Marketing, and external partners around pursuit strategy and execution.
  • Strong executive communication and presence, with the ability to influence outcomes through clear, confident messaging and high-impact presentations.
  • Results-driven and resilient, with the stamina required for long sales cycles and high-stakes pursuits.
  • Adaptable leader who can manage shifting priorities, evolving markets, and ambiguity while maintaining momentum.
