India’s housing market may still look strong on the surface. But underneath the optimism, a more fragile reality is beginning to emerge. A recent Liases Foras report highlights, Developers are launching aggressively even as construction slows, inventory risks rise and buyer absorption starts moderating across key cities. At the same time, AI-led shifts in white-collar employment could quietly reshape the very income stability that has powered India’s urban housing boom for years. Housing prices across India’s top cities are rising — but Bengaluru is leading the trend. A recent report shows up to 24% growth, with Bengaluru at the top. This is not just a price increase. It reflects strong fundamentals: • Job growth • Infrastructure expansion • End-user driven demand In my view, this is the difference between real growth and temporary hype. North Bengaluru, especially, continues to show long-term potential backed by real factors — not just sentiment. For investors, the message is simple: Sustainable growth always wins. https://lnkd.in/g2MJK9jN

Bengaluru just sent a strong signal to India's real estate market. While many cities witnessed moderation in housing demand, Bengaluru recorded the highest housing price appreciation among India's top 8 cities in Q1 2026. 📈 Average housing prices increased by 24% year-on-year, reaching ₹9,785 per sq. ft. 📈 Housing sales grew by 33% year-on-year. 📈 Bengaluru emerged as the strongest-performing residential market in the country. What is driving this growth? ✓ The continued expansion of Global Capability Centres (GCCs) ✓ A resilient startup ecosystem ✓ Strong demand from technology professionals and high-income knowledge workers ✓ Infrastructure-led growth across key corridors This is no longer just an IT city story. Bengaluru is evolving into a city where employment generation, infrastructure development, and housing demand are reinforcing each other. For homebuyers, the question is no longer whether prices have moved. The real question is: *Is Bengaluru entering a new pricing benchmark, or are we witnessing the beginning of a more mature real estate cycle?* One thing is clear. Despite conversations around market slowdowns, Bengaluru continues to attract talent, businesses, and long-term capital at a pace few cities can match. What is your view? Are Bengaluru's property prices justified by demand, or are affordability concerns beginning to outweigh the growth story? #BengaluruRealEstate #RealEstate #PropertyMarket #HousingMarket #Bengaluru #GCC #Infrastructure #Investment #RealEstateIndia Sources: * PropTiger Real INSIGHT Residential Q1 2026 Report * Hindustan Times, May 29, 2026 * Construction World, May 28, 2026

Bengaluru Property prices are out. Areas such as Indiranagar, Sarjapur Road, Whitefield, Hebbal, Bellandur and Koramangala continue to command premium valuations, while emerging corridors are steadily gaining momentum as infrastructure and connectivity improve. The market is no longer driven by location alone; it is being shaped by accessibility, employment hubs, metro connectivity, social infrastructure, and quality of life. Bengaluru’s Property Map Is Telling Us a Bigger Story This week’s Economic Times featured the Bengaluru Residential Property Price Index, highlighting how residential values have evolved across key micro-markets in the city. What stands out is not just the price difference between locations it is the pattern behind it. As someone who has spent years building homes and observing Bengaluru’s growth, I believe we are witnessing a structural shift rather than a temporary price cycle. Three trends are becoming increasingly clear: ✅ Homebuyers are choosing connectivity over distance. ✅ Infrastructure is becoming the biggest driver of appreciation. ✅ Well-planned communities are creating long-term value beyond square footage. Bengaluru continues to be one of India’s strongest residential markets, supported by technology-led employment growth, infrastructure investments, and sustained housing demand. Recent reports also indicate that the city remains among the fastest-appreciating housing markets in the country. For buyers, the question is no longer “Which area is cheapest?” The more important question is: “Which location will become more valuable over the next 5–10 years because of infrastructure, connectivity, and livability?” That is where the real opportunity lies. #BengaluruRealEstate #PropertyMarket #RealEstateInsights #DishaHabitat

Bengaluru’s Housing Market Enters 2026 with Strong Momentum A record 27,000 housing units launched in Q1 2026, coupled with over 18,000 homes sold, underscores the confidence developers and homebuyers continue to place in Bengaluru’s long-term growth story. The market’s strength is being supported by a combination of structural growth drivers: ✔ Robust expansion of the technology and innovation ecosystem ✔ Continued metro and infrastructure development ✔ Growing preference for larger, lifestyle-oriented homes ✔ Sustained end-user demand across mid and premium housing segments The healthy balance between new launches and absorption reflects a resilient and maturing residential market, creating opportunities for both homebuyers and investors. As infrastructure and employment hubs continue to expand, Bengaluru remains one of India’s most compelling residential real estate destinations. Why India’s secondary housing market could become a multi-billion-dollar opportunity. And honestly, I think most people are still looking at Indian real estate through the wrong lens. Because globally, some of the largest real estate businesses were not built around construction. They were built around transactions. Take companies like Purplebricks in the UK. They became massive because they understood one simple thing: As housing markets mature, transaction infrastructure becomes more valuable than just new inventory. And I think India is slowly entering that phase now. India’s real estate sector itself is expected to cross a $1 trillion market size by 2030. At the same time, India’s secondary housing market keeps compounding every single year because every primary property eventually becomes resale inventory. And unlike primary real estate, secondary housing already controls: - Prime locations - Established communities - Existing infrastructure - Ready inventory - Mature demand clusters But despite the scale, the category is still massively under-organised. Most secondary transactions in India still run on: Manual coordination Local broker dependency Fragmented information Documentation inefficiencies Trust gaps Operational inconsistency And honestly, I think that’s where the trillion-dollar opportunity exists. Not just in selling homes. But in building the infrastructure layer underneath transactions. Because once a market becomes large enough, the companies that create the most value are usually the ones that improve: Trust, Speed, Transparency, Execution, and Coordination. Exactly what Zerodha did for investing. And I think the next generation of Indian PropTech companies may evolve similarly. Not as: listing businesses. But as transaction infrastructure companies. The market is already huge. But the systems underneath it are still being built. And whenever a large, fragmented market starts becoming organised through technology, the upside becomes massive. India’s secondary housing market isn’t just a segment it’s becoming the real infrastructure opportunity in real estate. The biggest value will come from organizing transactions, not just creating inventory. #IndianRealEstate #PropTech #SecondaryMarket #RealEstateIndia #HousingMarket #RealEstateInvestment

India’s housing story is no longer limited to a few headline markets. With *housing sales across 75 cities rising 16% to ₹9.33 lakh crore in FY26*, the message is clear: residential real estate is becoming broader, deeper and more value driven. This growth signals three important shifts: ✅ Demand is expanding beyond traditional metro markets ✅ Buyers are showing stronger confidence in housing as an asset class ✅ Rising transaction value reflects both aspiration and urban economic strength For developers, investors and policymakers, the opportunity is not just in selling homes; it is in building *trusted, well planned, compliant and future ready urban ecosystems.* India’s next realty growth cycle will be driven by *depth, discipline and delivery…* #IndiaRealEstate #HousingMarket #RealtyGrowth #UrbanIndia #RealEstateTrends EaseProp Global Realty Institute
