#CNBCTV18Access | India’s housing market shifts to premiumisation as sales value rises despite volume drop, with demand formalising around larger, higher-priced homes while affordable housing loses share, signalling structural imbalance, writes Dr. Niranjan Hiranandani, Chairman, NATIONAL REAL ESTATE DEVELOPMENT COUNCIL (NAREDCO) #Opinion #RealEstate #housingmarket https://lnkd.in/g2YR_WnW

India’s real estate market is entering a more cautious phase! The latest Knight Frank India – NATIONAL REAL ESTATE DEVELOPMENT COUNCIL (NAREDCO) Sentiment Index for Q1 2026 shows stakeholder confidence softening as global uncertainty, inflation, and rising costs begin to impact the sector. Residential demand is slowing, project launches are becoming more selective, and affordability pressures are reshaping buyer sentiment. Yet, property prices continue to remain firm due to rising construction and financing costs. India’s office market remains resilient, driven by strong leasing activity and growing demand from Global Capability Centres (GCCs). According to Shishir Baijal, the sector is now entering a “phase of cautious recalibration,” while Praveen Jain believes this is more of a consolidation phase than a structural slowdown. India’s property market isn’t slowing down entirely it’s becoming more selective, disciplined, and quality-focused. Is this cautious phase a temporary pause or the beginning of a smarter real estate cycle? The "Gurgaon Property Crash" is a myth. Here is why waiting is costing you millions. I hear it in every meeting: "I’m waiting for the Gurgaon market to correct in 2026 before I buy." But let’s look at the math and the macro-economics. Premium markets don't "collapse"—they pause, they absorb, and then they find a new floor. Why 2026 won't see the price drop you're hoping for: The Cost of Creation: Construction costs are up (currently averaging ₹2,200 – ₹3,800/sq. ft. in NCR). Developers cannot sell at 2021 prices when their input costs have jumped by 30-40%. Land Scarcity: In prime sectors like Golf Course Extension and the Dwarka Expressway "Global City" hub, there is no more land. You aren't just buying an apartment; you're buying a finite coordinate on a map. The Demand Shift: We’ve moved from speculative buying to "end-user" demand. High Net-Worth Individuals (HNIs) and NRIs are looking for lifestyle upgrades, not just flips. The biggest mistake? Waiting for ₹20K/sq. ft. properties to return to ₹15K. In established hubs, once a price point is breached and "absorbed," it becomes the new baseline. Real estate isn't about timing the market; it's about time in the market. If you’re waiting for a crash to enter, you might just be waiting yourself out of the asset class entirely. What’s your take? Is 2026 a year for "Correction" or "Consolidation"? Let’s discuss in the comments. 👇 #RealEstate #GurgaonProperty #InvestmentStrategy #PropertyMarket2026 #WealthManagement #Gurugram
Waiting for Gurgaon real estate prices to crash in 2026? You may be waiting longer than expected. Prime markets don’t fall easily. They consolidate… then move higher. Land is limited. Construction costs are rising. Demand in premium sectors is still strong. In real estate, waiting for yesterday’s prices often means missing tomorrow’s opportunity. “Location is everything.” We’ve all heard this. But in the current market, that’s only half the truth. Location matters, But demand matters more. A great location without tenant demand is just an expensive holding. What actually drives returns is: → Occupancy → Leasing demand → Business activity in the area This is why investors need to look beyond traditional advice. Real estate has evolved. And so should the way we evaluate it. #realestateindia #propertyinvestment #commercialrealestate #investmentstrategy [real estate demand vs location, commercial property demand india, property investment strategy india, leasing demand real estate, occupancy rate real estate, real estate market analysis india, investment decision real estate]
