    EV charging isn’t a tech problem Most EV conversations still focus on fast chargers kilowatts connectors But that’s not where charging actually breaks. Charging doesn’t fail because chargers are slow. It fails because cars aren’t parked where chargers exist. I realised this while looking at how EVs are actually used in Indian cities. Here’s the part most people miss. Charging is a real estate problem. One simple idea explains almost everything. If charging doesn’t align with parking, it won’t scale. Let’s look at the reality: - Over 70% of Indian car owners live in apartments - Fewer than 20% of societies have EV-ready parking Retrofitting one charger costs ₹1–2 lakh per slot (approvals excluded) Now compare that with behaviour: - A private car is parked 90–95% of the time - Yet many public chargers sit idle for hours Because they’re built where land is available, not where cars rest overnight. In dense cities, charger economics are dominated by land. DC fast chargers need high power, transformers, space, access. All expensive in urban real estate. The countries that scaled EVs understood this early. Slow charging at - homes - offices - depots - residential parking did more for adoption than highways ever did.     Don’t cover fields - solarize parking lots for EV charging! By the end of 2025, the global solar PV footprint is estimated at over ~16 000 km² of installed panel area - more than double what it was just a few years ago, and still climbing rapidly as capacity expands worldwide. That’s progress! But here’s the part too few people talk about: We don’t need more land for PV. We already paved it. Parking lots, arenas of idle asphalt, sit unused for most of the day and yet represent some of the best real estate on the planet for clean energy generation and EV charging infrastructure. Solar parking canopies transform parking from a cost centre into a clean energy hub! Parking lots are: - Everywhere cars already go; - Close to buildings and grid connections; - Underutilized spaces begging to be electrified. Now imagine: - Solar canopies over these lots; - EV charging powered directly by the sun; - Shade for vehicles on summer days; - Cooler cars, healthier batteries; - A better customer experience. The business case - not just a feel-good story! Energy & cost benefits: - On-site solar production cuts charging electricity costs; - Reduces reliance on grid power during peak hours; - Potential to sell excess energy or participate in demand response! Customer experience: - Comfortable shaded parking; - Direct solar powering of EV chargers; - Drivers charge where they already park. Brand & ESG - Visible commitment to sustainability; - Lower carbon footprint without taking new land; - A differentiator for tenants, visitors, and ESG reports. Solar energy is exploding, but its deployment should be smart, not just bigger. Parking lots are already there. EVs are already there. Solar canopies are the connective infrastructure that makes EV charging truly regenerative. The question isn’t “is this possible?” It’s “why isn’t this standard yet?”, like in France, Slovenia and some other countries.     A lot of new #CPOs are entering the space thinking they're playing #Tesla's game. Most haven't made it past the opening move. Tesla's success is creating a new wave of operators looking to enter EV charging. Many assume the formula is simple: • Find a property. • Sign a lease. • Install chargers. • Wait for utilization. That's checkers. #EVinfrastructure is chess. What looks like a great site on paper can fall apart quickly: • Power originates on the wrong side of the property • A ground lease requires approvals from multiple parties • An anchor tenant controls parking decisions • Existing utilities aren't where public records say they are • Topography turns a straightforward install into a civil nightmare The industry's dirty secret is that two sites with identical traffic counts can have completely different economics. The difference is usually hidden in the details. That's why standardized deployment formulas only get you so far. The challenge isn't finding sites that fit a template. The challenge is knowing which exceptions are worth pursuing and which ones will consume months of engineering, permitting, and capital before ultimately dying. Most EV projects don't fail during construction. They fail long before construction ever starts. The next wave of CPOs is going to learn that lesson the expensive way. The ones that survive will understand something Tesla figured out years ago: EV charging isn't primarily a charging business. It's an infrastructure development business.

    Electric Era, Paren and Transportation Energy Institute analyzed data on over 4,000 EV fast charging stations. What we found was both surprising and familiar. Usage accrues to the best locations. Analyzing a nationwide data set and looking at factors such as utilization, reliability, and nearby amenities we found some interesting conclusions. ⚡ Stations near grocery stores see 42 sessions per day. That's nearly 5× the national baseline. Not because grocery shoppers are more likely to drive EVs. Because a grocery run takes 25–40 minutes, and so does a fast charge. The dwell time match is almost perfect. ⚡ Stations near 11+ amenities see 7× the sessions of isolated ones. Drivers don't want to sit and wait. They want to do something. When there's somewhere to go with options, they come back. ⚡ And reliable stations see 6× the utilization of broken ones — even regardless of what's nearby. An unreliable charger doesn't just frustrate a driver. It gets removed from routing apps. It never gets retried. The location advantage vanishes completely. Reliability for the win! We've always believed that fast charging belongs where people already spend time. This report is the data behind that belief.     EV charging in real estate is entering its next phase. Phase one was about installation. Get hardware in the ground and meet demand as quickly as possible. Most portfolios now have chargers across dozens or even hundreds of sites — from apartments to offices to hotels. But phase two is where the real work begins. - How are those chargers performing? - What is the portfolio-wide return? - Is the driver experience consistent across locations? Without a unified strategy, charging becomes disjointed. Each site has its own contracts, vendors, and data silos. The system cannot scale. The portfolios moving ahead are consolidating. They are treating EV charging like HVAC or access control: something to standardize, monitor, and manage across every building. The market is moving fast. BloombergNEF projects US passenger EV sales will rise by 156% between 2025 and 2030. That means millions more drivers looking to charge where they live, work, shop, and stay.     ⁉️What if one of the biggest lessons in EV charging comes from a hamburger? So we already know that Mcdonald's didn't win because it sold more burgers but because of its greatest advantages was securing prime locations that sat directly on top of customer traffic. The burger brought people in & the location captured the value. The more I study EV charging, the more I think the same principle applies. We spend endless hours discussing charging speeds, battery technology & software platforms. Those things matter. But a charging station that serves 20 vehicles per day is a very different business from one that serves 200, even if both use the exact same hardware. The difference is often location. A charger at a highway exit, retail center or travel stop where drivers already want to spend 15-30 minutes can generate far more utilization than a technically superior charger located off the natural route. This becomes even more important as charging speeds improve. If a vehicle can add 200-300 km of range in 10-15 minutes, drivers become less willing to take detours. Convenience starts to matter more than charging speed itself. That's why EV charging increasingly looks like commercial real estate in an energy infrastructure costume. What do you think?

    I've driven past this spot on Oldham Road hundreds of times. It's about time I revisited this corner of Reliance Street, on the A62 between Manchester and Oldham. A road that's been moving people and goods since the cotton mills were running. For 15 years this was a derelict petrol station. Weeds through cracked tarmac, old fuel tanks rotting underground, contaminated soil nobody wanted to touch. One of those sites you stop seeing after a while Be.EV call it Manchester's '𝗖𝗵𝗮𝗿𝗴𝗶𝗻𝗴 𝗢𝗮𝘀𝗶𝘀' and they transformed this into Manchester's first dedicated EV charging hub. Old tanks ripped out, land decontaminated and re-certified as a green site, tarmac laid from recycled tyres, 12 high-power bays, a coffee shop, a wildflower garden It's impressive. But what interests me most is what this site represents as a barometer of the energy transition This corner of Oldham Road has been a refuelling location for decades. It will continue to be one for decades more, just with a different fuel. But it would be naive to look at this and think "right, let's do that to every old petrol station in the country" This site works because Be.EV thought beyond the hardware. It's on a major commuter route. There's a reason to stay: coffee, shelter, a pleasant environment. The grid connection supports it and the demand density justifies it. You're not "waiting to charge" here; you're having a coffee while 300kW does its thing. That's the difference between a charging point and a charging destination A derelict forecourt on a quiet B-road with no footfall, no amenities and no grid capacity? That's not becoming a charging hub. It's becoming housing, or it stays derelict. The energy transition doesn't need a like-for-like replacement of every petrol station. It needs the right locations with the right dwell-time proposition, designed around how people actually use the time It's the same thinking at depot level. Our "Diesel out, electric in" philosophy doesn't mean swapping one piece of hardware for another and hoping for the best. It means understanding which sites have the grid capacity, the right operational patterns and the right layout. Depot charging works when it happens during productive time: walk-around checks, trailer loading, shift changeovers. The energy goes in while the work carries on The old refuelling model, whether it's a forecourt on Oldham Road or a diesel tank at the back of a depot, was designed around a five-minute fill. Electric doesn't work like that. The operators and site developers who understand that are the ones getting it right A former petrolhead, charging on a former petrol station, on a road built for the industrial revolution. Manchester's good at reinventing itself. Always has been If you've made it this far expecting Oasis puns, I'm sorry to disappoint. Some Might Say that's a missed opportunity. But I've always been more of a 𝗦𝘁𝗼𝗻𝗲 𝗥𝗼𝘀𝗲𝘀 man anyway.
