Pyush Lohia shared thisWe rarely think about 𝘄𝗮𝘆𝗳𝗶𝗻𝗱𝗶𝗻𝗴 until we get lost. But I've started to think that knowing where you are and where you're going is an important part of how a community feels. This becomes particularly interesting at the two ends of life. For a 𝘆𝗼𝘂𝗻𝗴 𝗰𝗵𝗶𝗹𝗱, a large community can be difficult to understand. A distinctive tree, a colourful wall, a small plaza or a familiar play area can become a mental map of the neighbourhood. Research has found that landmarks can significantly improve how young children learn and remember routes. For 𝗼𝗹𝗱𝗲𝗿 𝗽𝗲𝗼𝗽𝗹𝗲, especially those living with dementia, these cues can become even more important. 𝗧𝗵𝗮𝘁 𝗺𝗮𝗸𝗲𝘀 𝗺𝗲 𝘁𝗵𝗶𝗻𝗸 𝗱𝗶𝗳𝗳𝗲𝗿𝗲𝗻𝘁𝗹𝘆 𝗮𝗯𝗼𝘂𝘁 𝗽𝗹𝗮𝗻𝗻𝗲𝗱 𝗰𝗼𝗺𝗺𝘂𝗻𝗶𝘁𝗶𝗲𝘀. A landmark isn't just something that makes a place beautiful. It can help a child find their way home. It can help an older person recognise where they are. And it can make an unfamiliar environment slowly become familiar. 𝗣𝗲𝗿𝗵𝗮𝗽𝘀 𝗴𝗼𝗼𝗱 𝘄𝗮𝘆𝗳𝗶𝗻𝗱𝗶𝗻𝗴 𝗶𝘀 𝗮𝗯𝗼𝘂𝘁 𝗰𝗿𝗲𝗮𝘁𝗶𝗻𝗴 𝗽𝗹𝗮𝗰𝗲𝘀 𝗽𝗲𝗼𝗽𝗹𝗲 𝗰𝗮𝗻 𝗿𝗲𝗺𝗲𝗺𝗯𝗲𝗿. And that's how we have created 𝗟𝗼𝗵𝗶𝗮 𝗢𝗡𝗘: a place that people can remember.

Pyush Lohia shared thisDelhi doesn't necessarily need to become bigger. It needs to become better by using what it already has. The approval of the 𝗗𝗲𝗹𝗵𝗶 𝗠𝗮𝘀𝘁𝗲𝗿 𝗣𝗹𝗮𝗻 𝟮𝟬𝟰𝟳 is significant for this reason. It puts 𝗿𝗲𝗱𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁, 𝗿𝗲𝗴𝗲𝗻𝗲𝗿𝗮𝘁𝗶𝗼𝗻, 𝗱𝗲𝗻𝘀𝗶𝗳𝗶𝗰𝗮𝘁𝗶𝗼𝗻 𝗮𝗻𝗱 𝘁𝗿𝗮𝗻𝘀𝗶𝘁-𝗼𝗿𝗶𝗲𝗻𝘁𝗲𝗱 𝗱𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁 at the centre of Delhi's next phase of growth. For a city as established and constrained as Delhi, that shift makes sense. The city has neighbourhoods with infrastructure, connectivity and communities that have evolved over decades. The opportunity is to renew them rather than continue pushing the city's boundaries outward. That means making better use of underutilised land, enabling thoughtful redevelopment, strengthening public transport corridors and creating more housing where infrastructure can actually support it. But densification cannot simply mean putting more people into the same footprint. It has to mean better streets, better public spaces, better mobility and better everyday infrastructure alongside it. The real opportunity in Delhi's next chapter is 𝘂𝗿𝗯𝗮𝗻 𝗿𝗲𝗻𝗲𝘄𝗮𝗹 𝘄𝗶𝘁𝗵 𝗮 𝗽𝘂𝗿𝗽𝗼𝘀𝗲. Because sometimes the smartest way to build a bigger city is to make the city we already have work better. Pyush Lohia shared thisFor the longest time, the best place to live in a city was assumed to be its centre. Closer to jobs, schools, restaurants and opportunities. But that equation is already beginning to change. People who recognised this shift early have started securing homes on the outskirts, where improved connectivity is making these locations increasingly practical, not just affordable. And perhaps the bigger reason is simpler: 𝗽𝗲𝗼𝗽𝗹𝗲 𝗮𝗿𝗲 𝗯𝗲𝗴𝗶𝗻𝗻𝗶𝗻𝗴 𝘁𝗼 𝘃𝗮𝗹𝘂𝗲 𝗽𝗲𝗮𝗰𝗲 𝗮𝘁 𝗵𝗼𝗺𝗲 𝗮𝘀 𝗺𝘂𝗰𝗵 𝗮𝘀 𝗽𝗿𝗼𝘅𝗶𝗺𝗶𝘁𝘆 𝘁𝗼 𝘁𝗵𝗲 𝗰𝗶𝘁𝘆. The next generation of urban growth may happen at the edges of our cities, not simply because land is more available, but because these areas offer something established urban cores often don’t. 𝗔 𝗰𝗵𝗮𝗻𝗰𝗲 𝘁𝗼 𝗽𝗹𝗮𝗻 𝗱𝗶𝗳𝗳𝗲𝗿𝗲𝗻𝘁𝗹𝘆. When homes, recreation, education, healthcare, workspaces and social spaces are planned together, everyday life can become simpler. That matters because research increasingly links long and stressful commutes with fatigue, reduced family and social time, and poorer physical wellbeing. At the same time, access to green spaces and thoughtfully designed public environments is increasingly associated with better wellbeing and social interaction. This is why I don’t think the real advantage of peripheral development is price. 𝗜𝘁 𝗶𝘀 𝘁𝗵𝗲 𝗼𝗽𝗽𝗼𝗿𝘁𝘂𝗻𝗶𝘁𝘆 𝘁𝗼 𝗯𝘂𝗶𝗹𝗱 𝗰𝗼𝗺𝗽𝗹𝗲𝘁𝗲𝗻𝗲𝘀𝘀 𝗳𝗿𝗼𝗺 𝘁𝗵𝗲 𝗯𝗲𝗴𝗶𝗻𝗻𝗶𝗻𝗴.

Pyush Lohia shared thisFor years, India's manufacturing advantage was described in one phrase. 𝗖𝗵𝗲𝗮𝗽 𝗹𝗮𝗯𝗼𝘂𝗿. 𝗜 𝘁𝗵𝗶𝗻𝗸 𝘁𝗵𝗮𝘁 𝗱𝗲𝘀𝗰𝗿𝗶𝗽𝘁𝗶𝗼𝗻 𝗶𝘀 𝗯𝗲𝗰𝗼𝗺𝗶𝗻𝗴 𝗼𝘂𝘁𝗱𝗮𝘁𝗲𝗱. India's real advantage today is the ability to combine skilled craftsmanship with improving technology, increasingly capable supply chains and access to a large domestic market. I've seen this evolution closely through our manufacturing business in Moradabad. The opportunity isn't simply to produce something at a lower cost but to produce with consistency, design capability, flexibility and, increasingly, to global standards. That distinction matters. A buyer looking for quality, reliability, design and the ability to develop something differentiated is looking for something very different. This is where India's manufacturing opportunity becomes much larger. We have millions of skilled hands, a growing engineering ecosystem, improving infrastructure and an entrepreneurial culture that knows how to adapt. 𝗧𝗵𝗲 𝗻𝗲𝘅𝘁 𝗰𝗵𝗮𝗽𝘁𝗲𝗿 𝗼𝗳 𝗜𝗻𝗱𝗶𝗮𝗻 𝗺𝗮𝗻𝘂𝗳𝗮𝗰𝘁𝘂𝗿𝗶𝗻𝗴 𝘄𝗶𝗹𝗹 𝗯𝗲 𝗯𝘂𝗶𝗹𝘁 𝗼𝗻 𝗯𝗲𝗰𝗼𝗺𝗶𝗻𝗴 𝗼𝗻𝗲 𝗼𝗳 𝘁𝗵𝗲 𝗺𝗼𝘀𝘁 𝗰𝗮𝗽𝗮𝗯𝗹𝗲 𝗺𝗮𝗻𝘂𝗳𝗮𝗰𝘁𝘂𝗿𝗲𝗿𝘀.

Pyush Lohia posted thisWe don't always measure the 𝗿𝗶𝗴𝗵𝘁 𝗲𝗳𝗳𝗶𝗰𝗶𝗲𝗻𝗰𝗶𝗲𝘀 in real estate. As developers, it's natural to talk about land utilisation, construction timelines, sales velocity and project economics. These are important because they determine whether a project is viable. But they don't determine whether it's enjoyable to live in. The people who eventually call a place home measure efficiency very differently. Can I take a walk without getting into my car? Can my children play safely within the community? Can I exercise, meet friends or spend an evening outdoors without planning another journey across the city? Can everyday life become a little simpler? I've always believed that the success of a development shouldn't be judged only by how efficiently it was built. It should also be judged by how efficiently it helps people live. Because the best communities don't just optimise land. They optimise time, convenience and the small everyday moments that quietly shape our quality of life. Perhaps those are the efficiencies that matter the most.

Those innovations have no doubt transformed the industry. But I believe the next phase of growth will be driven by something far less visible. 𝗕𝘂𝘀𝗶𝗻𝗲𝘀𝘀 𝗺𝗼𝗱𝗲𝗹𝘀. The question is no longer whether renewable energy works. The more important question is how we make it easier to adopt. 𝗣𝗼𝘄𝗲𝗿 𝗣𝘂𝗿𝗰𝗵𝗮𝘀𝗲 𝗔𝗴𝗿𝗲𝗲𝗺𝗲𝗻𝘁𝘀 have changed how businesses think about energy by allowing them to consume clean power without owning the infrastructure. 𝗖𝗼𝗺𝗺𝘂𝗻𝗶𝘁𝘆 𝗲𝗻𝗲𝗿𝗴𝘆 𝗺𝗼𝗱𝗲𝗹𝘀 are beginning to challenge the idea that every consumer must generate their own electricity. Smarter grids and energy sharing will continue to reshape how power is produced, distributed and consumed. The technology will continue to improve. But the real acceleration will come from making clean energy simpler to access, finance and integrate into everyday life. History has shown that industries don't transform when technology becomes available. They 𝘁𝗿𝗮𝗻𝘀𝗳𝗼𝗿𝗺 𝘄𝗵𝗲𝗻 𝗶𝘁 𝗯𝗲𝗰𝗼𝗺𝗲𝘀 𝗮𝗰𝗰𝗲𝘀𝘀𝗶𝗯𝗹𝗲. I believe renewable energy is entering that phase now.

Automobiles stopped competing only on performance. They began competing on how driving feels. Retail moved beyond transactions to creating memorable customer journeys. I believe real estate is entering the same transition. For a long time, buying a home was largely about location, size and amenities. Those things will always matter. But they are no longer enough. Increasingly, people are choosing homes based on a much simpler question: 𝗪𝗵𝗮𝘁 𝘄𝗶𝗹𝗹 𝗺𝘆 𝗲𝘃𝗲𝗿𝘆𝗱𝗮𝘆 𝗹𝗶𝗳𝗲 𝗹𝗼𝗼𝗸 𝗹𝗶𝗸𝗲 𝗵𝗲𝗿𝗲? The experiences that unfold over years. The next generation of developers should be remembered for the quality of life they helped create. Because the future of real estate won't be defined by square feet alone. Saying goodbye to this incredible company and my amazing colleagues has been really difficult, but I leave with a heart full of gratitude and excitement about what lies ahead. I joined Meta when we had just about 300 employees in Singapore. The landscape looked so different in 2016 - everyone was talking about digital transformation. And we were right in the midst of it - helping startups, companies, creators and the ecosystem grow across the region while delivering great experiences for our hundreds of millions of our users. While the team has grown and our products have evolved, our unwavering commitment to delivering the best for our clients has remained constant. Over the years, I’ve had the privilege of working across sectors like ecommerce and gaming in APAC, and leading talented teams across India and Southeast Asia. Throughout this journey, I’ve been fueled by the belief that our work brings meaningful connections to people and businesses worldwide. It's been an emotional day. Reduced sugar drinks, functional beverages, protein led products, clean label foods and digestive health products are moving into the mainstream. The UAE reduced sugar food and beverages market is estimated at $1.1 billion. Health awareness and the UAE’s 2026 sugar content based excise tax are accelerating the shift. For someone in the F&B business, the more interesting question is what happens after the first purchase. Consumers still expect taste, convenience and value. Health is increasingly becoming part of the same decision. When customers start making those choices without treating them as special purchases, a category has changed. That is the shift I find most interesting. For F&B brands, the opportunity lies in making healthier choices easy to understand, good enough to repeat and commercially viable. The UAE is already giving us a clear look at where this category is heading.

I had the opportunity to meet Raj Goodman Anand at an EO Gurgaon session at The Leela, and what stood out to me was how practical the conversation around AI was. No slides. No abstract theory. Members brought real business problems — repetitive workflows, support, hiring, operations — and worked through them live. One thought from the session stayed with me: AI won’t replace you. Someone using AI will. But I think the more important question for businesses is: Where should AI actually be used? The answer isn’t everywhere. Start with one repetitive task your team handles every week. Map the process as it really happens. Let AI take on the reading, sorting, summarising or drafting — while your people retain the judgement. Make one workflow work before adding another tool. That shift — from experimenting with AI to building AI into the way work gets done — is where the real opportunity lies.
