Tips for renting condos in Thailand. If possible, try to pay 1 month’s rent and one months security deposit. Avoid the dreaded 2 month deposit. If an agent is acting as the landlord for the condo rental, make sure you see a valid power of attorney with the owners ID card or passport, and house registration. You want to make sure the agent has been given the authority to rent the condo on behalf of the owner. Make sure the lease contract is clear. Sometimes, English lease contracts are bad translations of a Thai version. This is important for clarity if there is ever a dispute. If you get a contract with an English version and a Thai version, make sure …

hi guys, i stay in bangkok with my wife and she runs a business 1.5m ltd. i was wondering how much is the minimum for her to employ me so I can apply for PR in the future and so I can legally work. assuming we have baby together and I come from Poland, EU. I heard the minimum for employment for foreigners is 50k baht from my country which is very high but I wondered if she is my wife if the requirements are lower. I used gpt but i get different numbers thrown at me every time. I heard 20k is fine if we are married while 30k is needed to apply for permanent residence under humanitarian type. thank you in advance

Hello everyone, I am aware that I need a proof of income for marriage visa but how is it for the marriage itself? I am a student living in thailand without an income, all my income comes from my family. My partner, a thai woman is a business owner with a fair income. I noticed that on the Affirmation of Freedom to Marry form there is a field that asks for my job and my income. Is it okay to put 0 there? I tried to google but didnt find anything or anyone talking about similar situation. I‘m a bit worried about this, the embassy that gave me this form does not really know much about it.

I worked in Thailand for 12 months in 2007-2008 and was covered by the Thai SSO health insurance. 750THB was deducted from my monthly salary automatically. After finishing the contract you have 6 months to register to continue being in the SSO health insurance for the rest of your life, 432THB is deducted from your bank account per month and you stay in it forever. A yellow house book and pink ID is needed in some officed, apparently. Anyway, I didn't do this in 2008 as was leaving the country at the end of the contract. You need to have worked for 12 months, and have 6 months to register. My question is.... If I work here on a 6…

I don't know if anyone would know. My stepson has been and qualifies for an exemption to the military conscription because he was at University before and is going back for his Masters in late May, so he will qualify once again for an exemption. But he's here in Canada working and the lottery is early April and I/we are looking at a way he can submit the exemption from overseas so that he can stay here for another 5-6 weeks and make money Has anyone ever had experience with this? We'd (well he) would even pay a lawyer to do it for him since it would be worth it for him to be able to stay the ext…

Hi guys, I was just wondering what is the process to getting my spouse visa. I just got marriage to my Thai husband and am now looking into the visa process. What do I need to do, I find that all the information I find is for a foreigner marrying a Thai woman, I heard it is different for a foreigner marrying a Thai man. I heard you have to leave and go to an embassy in a neighboring country, but I am also currently 6 months pregnant so I would really like to avoid having to do this, is there an option to stay in Thailand and just pay more money? Any advice is good advice!

If you buy a lot of content or want to buy buy a lot of content from the App Store or Google Play store, but you don't have a Thai Bank account or credit card, you can use your Dtac pre paid or post paid number as a payment method. It's called Mpay. It's not available with True Move and AIS at this time, as these two providers only allow Mpay to be used by Thais. Other sites and apps like Spotify and Netflix will also allow you to pay with your mobile number. All charges will appear on your post paid phone bill or will be deducted from your prepaid balance. If you have a post paid number with DTAC, you can request an additional credit limit for making MPay purchases. That…

Guys, I am posting this as I have seen a lot of conflicting information online. When entering Thailand on visa exemption, it is normally been 2 times per calendar year by land and unlimited by air. That may have now changed and its confusing, especially on the UK Thai Embassy website where they seem to contradict themselves with info on the top and middle. Currently, the Thai Embassy websites are suggesting that you can only enter on visa exemption 2 times per calendar year by air, land or sea. Our TLP members are reporting that some immigration officers have been enforcing this and is in some cases telling travelers to get a tourist visa, single or multipl…

Retirement visa vs Marriage visa This is a question that many expats ponder and I think it would be a good idea to compare the two. Let’s begin with the marriage visa. Commonly referred to as the Thai wife visa and hopefully soon, the spouse visa if the Thai government gets their act together on the same sex marriage laws. You can qualify for it by being married to a Thai, obviously. The financial requirement is 400,000 Baht locked into a Thai bank account or an income of 40,000 Thai baht monthly. For the deposit, it must be in your account for a period of time before and after the extension. If you have issues with this, visa agents can often help. What are the…
