In Broward County, sales of homes priced at $1M+ increased 14% year-over-year to start 2026, highlighting continued interest from high-net-worth buyers relocating to South Florida. • Prices are stabilizing. Across many South Florida markets, home values are growing at a more sustainable pace of roughly 2–3% annually, compared with the rapid increases of the pandemic years. • Inventory has improved. More listings and longer days on market are giving buyers greater negotiating power and creating a more balanced market overall. • The ultra-luxury segment continues to attract global attention. Major purchases by tech leaders and investors underscore Miami’s growing status as an international real estate hub. What this means for buyers and sellers: ✔ Buyers have more choices and time to evaluate opportunities. ✔ Sellers need strategic pricing and strong marketing to stand out. ✔ Well-located, high-quality properties — especially waterfront — continue to command strong demand. The most common pitfall when building software I have built a lot of software: - Small websites - Real estate software (waterfalls and underwriting) - Shipping algorithms for FedEx and UPS - Drone tracking software I have also had many conversations about building software for individuals. The biggest downfall is having big dreams without understanding how the process works. So many people have huge ambitions to create the greatest tech ever. These things take time, money, and resources to build. This usually comes as a huge shock. It’s my job as a software engineer to help them find an MVP (Minimum Viable Product). How they can start getting feedback, testing, and profit in the quickest amount of time, while also keeping future possibilities open. I’ll give you an example. I was talking with a wholesaler who doesn’t have a website and does no online sales. They had a grand idea of creating a platform tailored to their specific needs. Something existing software companies couldn’t provide. As we started walking through the idea, they began realizing how large a platform would be required to achieve all of their goals. I suggested starting with a simple platform where people can learn more about the business, ask questions, and reach out. One step at a time.
