A few weeks ago I brought a client through several built 5,000 SF office spaces in Midtown. The POC then went out of town for a week, so the search paused temporarily. When they came back ready to move forward and revisit the spaces, 3 of their top 4 choices were already leased or had paper out. That’s the reality of the NYC office market right now. Good spaces are moving fast. Especially built, plug-and-play offices that are priced correctly. Tenants waiting for “the perfect time” are learning the hard way that hesitation can cost them their best options. In this market, urgency is the difference between securing the right space and starting the search all over again.

What if New York is converting too much office space into residential… right before office demand comes back? After leasing over 3 million square feet across NYC, one thing I’ve learned is this: markets tend to overreact. The demand for office space never fully disappeared — it just changed. Today’s tenants want smaller, brighter, more flexible spaces in neighborhoods that actually inspire people to come in. And once landlords reposition older buildings the right way, many of these spaces lease faster than expected. Newcastle's Office Market Just Hit a 10 Year High. 481,000 sq ft of office space leased in the first half of 2025 alone. That's Newcastle's strongest H1 for take-up since before the pandemic outperforming its 10-year average by 37%. What these numbers don’t tell you: There's almost no new Grade A stock to move into. Nationally, refurbishments now make up 53% of the entire 2026 office development pipeline. Up from 33% just two years ago. The reason is simple, businesses still want quality space for themselves and their people, but the new-build pipeline has stalled. So they refurb what they have, or they take space in a building that someone else has already put the work into upgrading. That creates a very specific window. When a business decides to refurb or relocate, there's a period before the brief is written, before the fit-out partner is chosen, before the budget is locked in. That window is short and in the shadows. And 90% of suppliers miss it because they're waiting for a tender document to land on their desk.
