But something was bothering me: For all the growth, why hasn't vacancy come down in medical office buildings? I had a few theories, and I tested one of them with CoStar's leasing data. On this week's America's Commercial Real Estate Show, Phil Mobley, National Director of Office Analytics at CoStar, breaks down where office vacancy stands. Vacancy is right around 13.8%, down from a 14.1% peak almost exactly a year ago. That puts us 30 to 35 basis points off the top. The post-Great Recession peak was about 12.5%, so this cycle ran well past the last one on the back of COVID and its aftershocks. Last cycle, office recovered into declining rates and accelerating job growth. Today it is the reverse on both: higher rates, slower hiring. Phil Mobley joins Michael Bull, CCIM to cover national office vacancy, the distance off the peak, how this recovery compares to the last one, and what slower job growth means for absorption ahead. Phil Mobley shared thisDespite lackluster employment growth, as evidenced by today's weak #jobs report, we are absolutely in the middle of an #office demand recovery. It's the supply side, though, that's going to have the greater impact on vacancy going forward. The key thing to remember is that supply reductions are a lagging indicator of space-market conditions: Buildings getting demolished or converted today were told 2 years ago that they were no longer competitive, so they have long been a non-factor for tenants. Retail occupancy posted its strongest quarterly gain in a year, with 12.4M SF of positive absorption in Q2. Retailers moved into 97.6M SF of space, the strongest quarter for move-ins since 2022, as recently vacated locations were backfilled at a healthy pace. At the same time, move-outs moderated and new construction remained limited. The result is a retail market that continues to work through store closures without a meaningful increase in vacancy. This week, BOMA International’s officers and senior staff came together for our summer planning meeting — focused not simply on the year ahead, but on building a stronger, more strategic BOMA for the years to come. We talked priorities. Challenged assumptions. Asked hard questions about where we can have the greatest impact — and how the work we do today creates a foundation that lasts beyond any one leadership term. Leadership isn’t just about what we accomplish while we have the privilege of holding a seat. It’s about what we strengthen, what we leave behind, and the opportunities we create for those who come next. And throughout it all, I keep coming back to something simple: You belong here. Not as a slogan, but as an expectation. BOMA is strongest when people know their voice matters, different perspectives are invited in, and both longtime and emerging leaders can see themselves in its future. Now, I’m heading home grateful for the people around that table — and even more grateful for the family waiting for me.
