Very interesting D Magazine piece this week on the future of downtown Dallas and parking as a limiting factor for our city's 10 largest towers, sitting majorly unleased (48.8 percent vacancy). "The office towers aren’t necessarily failures—they’re raw material for downtown’s next chapter. 'If the city gets it right,' Perot Jr. says, 'you’ll see developers from all over the country coming in. If we have to set aside eight years to turn downtown into a warzone of construction so be it. It’s time to bring downtown into the 21st century.'" https://lnkd.in/g-Hh6M9i

Thanks to The Philadelphia Inquirer for asking me to be a part of this conversation. Chubb’s new tower is a great example of how the office market is evolving (not disappearing!!) with a clear shift toward high-quality, amenitized, transit-oriented space. We’re seeing increased interest from companies outside the region exploring Philadelphia in a more serious way. The question isn’t whether demand exists — it’s whether we can convert that interest into commitments.
In Philadelphia, many companies have been reducing their footprints and trading up to smaller spaces in fancier buildings. In response, older offices that struggle to replace tenants have plummeted in value. So, could Chubb’s tower be Center City’s last new office building? 🔗 https://lnkd.in/eFM9SEQn

Wondering why your listing isn't getting any traction? It's probably because the standard office listing hasn't changed... but tenant expectations have. In a high-vacancy market, a bare listing is just specs and hope. Tenants have options, so you have to give them something better: an experience they can picture, a story they can feel, and a reason to choose your space over the many others they saved. Check out Avison Young’s latest Data Bite highlighting a shift in Houston’s office leasing trends. Lease terms are expanding as occupiers prioritize high-quality space, with trophy assets leading the way—average terms now at 104 months amid tightening supply and limited new construction. Momentum is also building across Class A, as tenants increasingly commit to longer leases for amenitized, well-located properties. While overall lease terms are improving, a clear flight-to-quality trend continues to shape decision-making. #AYdifference
